Terms: A deposit of $15,000 in certified funds will be due on day of foreclosure sale if bidding in person. If bidding online, a deposit of $15,000 in wire transfer or certified funds will be due no later than Wednesday April 29, 2026. Online bidders will send their deposits to The Counts Realty & Auction Group. The high bidder will be required to increase the deposit to an amount equal to 10% of the high bid within 3 business days of the sale date. This additional deposit will be wired directly to the Trustee. Online bidders who are not the high bidder will have their deposit returned to them promptly after the sale date.

A deposit of $15,000.00 in certified funds will be due on day of foreclosure sale if bidding in person and will be held by the Trustee. If bidding online, a deposit of $15,000.00 in wire transfer or certified funds will be due no later than Wednesday, April 29, 2026. Online bidders will send their deposits to The Counts Realty & Auction Group. The high bidder will be required to increase the deposit to an amount equal to 10% of the high bid within 3 business days of the sale date. This additional deposit will be wired directly to the Trustee. Online bidders who are not the high bidder will have their deposit returned to them promptly after the sale date. The balance of the contract purchase price will be due at closing within 30 days of the auction sale date, time being of the essence. If the highest bidder does not make timely payment of the deposit or refuses to execute the Memorandum of Sale (to be provided by Seller and as approved by Bank and Auctioneer), the foreclosure sale shall be made to the next highest bidder willing to satisfy these the terms and conditions, subject to approval of Bank and Seller. The terms may be modified at the time of the Foreclosure Sale by the Seller. The high bidder will be required to sign a contract the day of the sale and pay the deposit. NOTE: By bidding at this sale, the Buyer hereby acknowledges receipt of and agrees to all these Terms and Conditions.
